En Lanzarote, Playa Blanca, término municipal de Yaiza, en el complejo de apartamentos
SUN PARK, siendo las 11730 horas del dia 25 de julio de 2008, comparecen los
propietarios que se relacionan en la

1°.- Presentacién y aprobacién si procede del presupuesto de ingresos y gastos de la
comunidad de propietarios SUN PARK correspondiente al ejercicio actual 2008.
Tras un intercambio de opiniones, los asistentes acuerdan por mayoria absoluta con la
abstencién de MURUGA y AMENEN aprobar el siguiente presupuesto de gastos anual
referido al ejercicio 2008, por un importe total de 271.087 euros anuales.

Asimismo se aprueba por mayoria absoluta con la abstencién de MURUGA y AMENEN
unanimidad aprobar una cuota mensual para cada apartamento de 88 € mensuales, con
efectos a partir del proximo dia 1 de agosto de 2008.
La cuota del resto de las fincas se calcularé conforme al coeficiente de participacién que
tengan asignado en la comunidad.
La referida cuota debera ser ingresada por los propietarios dentro de los cinco primeros
dias de cada mes en la cuenta corriente de la comunidad que a tal efecto deberan abrir su
Presidente y Secretaria, previa solicitud y obtencién del numero de identificacion fiscal de
la comunidad de propietarios.
La comunidad de explotacion prestara con personal propio los servicios de mantenimiento
integral de las zonas comunes del complejo coincidiendo el precio total de dichos
servicios con el importe total del presupuesto anual aprobado de la comunidad
prorrateado por los cinco meses que restan hasta la finalizacion del afio natural por lo que
el precio de los servicios de mantenimiento desde el 1 de agosto hasta el 31 de Diciembre
de 2008 asciende a la cantidad de 138.169 euros.
Por tanto, la duracién del contrato de mantenimiento con la comunidad de explotacién
expirara el proximo dfa 31 de diciembre de 2008.

Los propietarios asistentes aceptan por unanimidad contratar a la comunidad de
explotacién para la prestacion de los servicios de mantenimiento integral de las zonas
comunes del complejo en los términos y condiciones antes descritos.
Asimismo se acuerda por unanimidad que en la proxima Junta General Ordinaria de la
Comunidad que debera convocarse y celebrarse en el mes de enero de 2009, para la
aprobacion del presupuesto de gastos correspondiente al ejercicio 2009, se decidira la
prorroga, modificacién o extincién total o parcial del contrato de mantenimiento con la
Comunidad de Explotacion y durante la celebracién de la misma cualquier propietario
podré presentar ofertas de otras empresas para la prestacién de los servicios de
mantenimiento de las zonas comunes sea éste integral o parcial de una cualesquiera de las
partidas que se contemplan en el presupuesto. Finalizado este periodo y a la vista de los
presupuestos presentados, se decidira la externalizacion o no de los servicios en parte o en
su totalidad a través de otras empresas especializadas.
2°.- Decision de los comuneros referente a la Comunidad de Explotacién del
complejo.
Los comuneros comunican que no desean integrarse en la comunidad de explotacién y
proponen ceder sus apartamentos en arrendamiento a la comunidad de explotacion,
incluso en condiciones favorables para esa comunidad, mediante la formalizacién de
contratos individuales con cada propietario.
La representante de Luchy Playa Blanca que a su vez lo es de la comunidad de
[LÍNEA REDACTADA - IDENTIFICADOR, CONTACTO O DOMICILIO]
sdlo contempla una integracién en la comunidad de explotacién y tampoco puede
garantizar el pago de ninguna renta en esta formula de integracion.
Después de una larga discusién en la que se intentan acercar posiciones, se acuerda
posponer la decisién sobre este punto del orden del dia durante quince dias. En el caso de
que la comunidad de explotacién cambie de parecer los comuneros solicitan a la
representante de la entidad Luchy Playa Blanca, que a su vez lo es de la comunidad de
explotacién, que les haga entrega de un borrador del documento donde se detallen los
términos y condiciones de la explotacién de los apartamentos a fin de estudiarlo y poder
tomar una decision sobre este punto.
3°.- Ruegos y preguntas.
No existiendo ruego y preguntas y no habiendo mas asuntos que tratar, se da por
finalizada la reunion en el lugar y fecha al principio indicados, siendo las 14°00 horas y se
procede a la redaccién y lectura del acta de la reunion, cuyo contenido es aprobado por la
unanimidad de los presentes que firman a continuaci6n en sefial de conformidad.
