PRESERVED AUDIOVISUAL SOURCE
RIC Private Equity webinar · 11 November 2020
Public record of propositions directly locatable in the preserved 48-page webinar copy. This page does not replace the native source or convert a participant statement into an independently established fact.
Source control. The preserved copy remains in the private evidence archive. The page references and propositions below identify what participants said and must be reconciled with title records, administrative files, due diligence, minutes and later decisions. Later contextual annotations embedded in the preserved copy are not treated as part of the original broadcast.
Index of material statements
| Page | Speaker / theme | Preserved proposition | Control |
|---|---|---|---|
| 9 | Dunia Pérez / investors | RICPE is presented as a route for small investors to participate in large Canary projects. | General marketing; does not by itself identify Sun Park. |
| 10–17 | Murli Kessomal / Enrique Guerra | Tax/administrative reports, investment commitments, Uría Menéndez, PwC, guarantees and lending controls are described. | The actual mandate and work product of each professional must be produced; mention is not performance. |
| 20–21 | José Acosta | Acosta Matos is said to have placed three tourism-renovation projects in RICPE's portfolio for financing. | Statement by promoter/director. |
| 27 | José Acosta / Sun Park | Former Aparthotel Sun Park is presented as 220 apartments, to be transformed into a four-star hotel, with €12m investment. | Must be reconciled with title, property units and insolvency/non-estate boundaries. |
| 30 | José Acosta / participation | The three projects are said to be in the portfolio so investors can participate by materialising RIC. | Direct investor-facing proposition. |
| 32–34 | José Acosta / ownership and third parties | He states purchase with own funds, company ownership, absence of mortgage charges and the possibility of third-party investors joining. | Must be tested against the July 2021 internal certification and later title. |
| 41 | José Acosta / security | An additional mortgage security is described for investors. | Requires identification of property, ranking, ownership and security documents. |
| 45–46 | Enrique Guerra / fundraising | He refers to up to €10m in 2020 and an expected €50–60m range for the following year across projects. | Prospective estimate; not capital actually raised. |
| 48 | Enrique Guerra / filters | Four prior filters/reports are described, including outsourced risk control by Intermoney. | Each report and project-specific version must be produced. |
The mandatory July 2021 reconciliation point
The signed internal certification of 20 July 2021 described 262 properties: 54 attributed to CAM, 190 to LPB and 18 to third parties; no signed LOI; comprehensive due diligence not yet started; and a transaction that could still fail. That document is a mandatory control point against the earlier webinar wording.
No automatic leap. Documentary tension justifies production and reconciliation. It does not by itself establish who knew which fact, which investor relied on which statement, or a criminal offence.
