Live redevelopment workstreamStay longer. Live better.
A hospitality-led active holiday community designed primarily for independent adults 50+, combining flexible stays, social connection, sport, wellness and the year-round appeal of South-West Tenerife.
A real destination economy
The public geography is deliberately broad. Project Horizon sits within the established visitor economy of South-West Tenerife. The exact private location, transaction perimeter and ownership are not published at this stage.
Official Tenerife tourism statistics recorded 151,547 accommodated tourists, 1,097,163 overnight stays and an average stay of 7.24 nights in Adeje in April 2026. These are destination-context indicators, not Project Horizon forecasts.
Tenerife South Airport handled 13,969,678 passengers in 2025, up 1.7% on 2024, and Aena describes the airport as being at the heart of the island's southern tourism area. Adeje also renewed its Smart Tourism Destination status for 2026–2029, with methodology compliance reported at 62.8%.

The hospitality proposition
The design starts with a hotel/resort operating model. Guests can arrive for a conventional holiday, stay for longer, return seasonally and build familiarity with people and place—without creating a residential sell-down or permanent-occupation product.
Short, extended, seasonal and longer tourism-compliant stays, with final products subject to legal and operating review.
Belonging without compulsory sociability: lively shared spaces, small-group settings, quiet rooms, gardens and private terraces.
Swimming, strength and mobility, racquet sports, walking, wellness, classes and excursions designed around healthy independence.
Food, laundry, parcel handling, housekeeping flexibility, storage and practical services suited to guests staying for weeks as well as nights.
The stay journey is conceptual, not a published tariff or contractual duration. Project Horizon is not presented as permanent residence, senior housing, assisted living, a care home, timeshare or fractional ownership.
From Sun Park to the next generation
Years before “extended stay” became a fashionable hospitality category, the historical Sun Park operating model in Lanzarote was already testing a different proposition: an active holiday community primarily for independent over-50s, with social connection, repeat visits and stays measured in weeks and months as well as nights.
Archival material records a community-based HolidayLiving concept, singles and couples, shared activities, a “home-from-home in the sun” atmosphere and an average historical stay of approximately 12 weeks, with some guests staying longer. That is historical operating evidence—not a forecast for this project.
Project Horizon carries forward the operating DNA: controllable hospitality inventory, flexible stays, community, direct guest relationships, specialist distribution and a model capable of being replicated professionally.
Historical boundary: the Sun Park record evidences a customer and operating proposition. It does not mean the same contracts, rights, legal structure or products continue today. The Sun Park/MYND Yaiza recovery record is separate from Project Horizon.
Reuse · reposition · rebuild
The design team is testing what should be retained, what should be adapted and what should be replaced. Existing structures and leisure infrastructure are treated as potential inputs—not as constraints that must all survive.
The new community
The current brief is intentionally programmatic rather than a claimed approved scheme. Exact accommodation count, floor area, retention, demolition and phasing remain diligence questions.
Generous studios, one-bedroom suites and selected larger hospitality suites with terraces, proper wardrobes, good acoustics and universal-design principles.
Reception hosts, club lounge, café, bar, restaurant, reading room, games, learning, cinema, events, work lounge and quiet spaces.
Swimming, aqua programmes, spa, sauna/steam, treatment rooms and mobility/recovery spaces, without implying medical or nursing care.
Racquet sports, fitness, walking, cycling, yoga/pilates and low-impact activity calibrated to the eventual site and operating case.
Food retail or convenience, restaurants, laundry, parcel reception, guest storage and flexible housekeeping for longer-stay comfort.
Subtropical shade, water-conscious planting, gardens, social terraces and smaller quiet places that make outdoor life usable throughout the day.
Open-kimono project discipline
A live project is not the same thing as a completed acquisition or an approved scheme. We make that distinction explicit.
