PROJECT MERIDIAN 2014 → SUN PARK/LPB REVIEW 2017 → IREA/COLLIERS CONTINUITY 2018 → CURRENT CUSTODY QUESTIONS
IREA was not the lender. It is the recurring transaction-advisory and records-custody hinge.
IREA Corporate Finance, S.L.^ was named by SAREB^ as financial adviser on Project Meridian in 2014 and separately reviewed the Sun Park/LPB refinancing proposition in September 2017. Colliers International Spain, S.L.^ is the post-2018 corporate continuity and the present route for a finite records-custody inquiry.
IREA was a contemporaneous professional adviser across two relevant transaction settings: SAREB's Meridian hotel-loan sale and the later Sun Park/LPB debt proposal. It was not the credit holder, lender of record or servicer, and the current evidence does not prove that it represented PH122 in the 2017 LPB workout. The official merger record makes Colliers the present corporate-continuity route for preservation and custody questions; it does not automatically transfer matter-specific knowledge, wrongdoing or liability.

The arrows show documented succession, routing or professional continuity within each lane. They do not merge the lanes or transfer knowledge, intent, control, wrongdoing or liability.
One chronology, separate legal lanes
Project Meridian
SAREB's official notice describes a €133 million portfolio secured by 26 hotel properties and names IREA as financial adviser and Cuatrecasas, Gonçalves Pereira, S.L.P.^ as legal adviser. The notice does not identify the asset schedule or prove LPB-level review.
Separate Sun Park/LPB review
Authenticated correspondence establishes confidentiality, receipt and review of detailed valuation/restructuring material, meetings, coordination with Cuatrecasas and a proposed debt-raising scope covering structuring, marketing to 5–10 lenders, due diligence, negotiation and coordination. No final engagement, lender outreach, financing close or fee outcome has been located.
PH122 → CAM assignment
The recorded credit assignment occurred about one month after IREA's detailed review. The timing makes the records relevant to preservation and knowledge testing; it does not prove advance knowledge of the assignment, participation in it, communication with CAM or causal involvement.
IREA → Colliers corporate continuity
Colliers announced a controlling-interest acquisition and integration. The BORME notice records that IREA absorbed the prior Colliers Spain company by universal succession and adopted the Colliers name. That identifies a corporate survivor and potential custody route, not automatic custody of each historical file.
People and business-line continuity
Colliers' official notices record Miguel Vázquez continuing on the Advisory Board after leaving management in 2023 and Laura Hernando becoming CEO Iberia while continuing to lead Hotels in 2026. Those present roles make targeted preservation routes concrete; they do not prove personal custody or continuing knowledge of this matter.
The IREA people identified in the record
| Person | What is directly supported | Boundary | Finite question |
|---|---|---|---|
| Miguel Vázquez^ | The 2017 correspondence identifies him as involved in Meridian and in the Sun Park advisory meeting; Colliers' 2023 notice says he remained on its Advisory Board. | Exact Meridian workstream, LPB material reviewed and current custody are not established. | Team list, workpapers, calendars, matter access and retention. |
| Fernando Banderas Monis^ | The 2017 correspondence identifies him as involved in Meridian and the Sun Park review. | He is not Fernando Aguiar Acosta. Exact scope and later custody are open. | Workstreams, files reviewed, notes, approvals and preserved records. |
| Laura Hernando^ | Participant/coordinator in the 2017 Sun Park sequence; current Colliers CEO Iberia and Managing Director Hotels. | The reviewed correspondence does not expressly identify her as a Meridian participant. | Own 2017 role, matter-opening file, team records and retention route. |

What the official report establishes
The AEAT Canarias report identifies the property, 50/50 project vehicle, €2 million RICPE loan, €1 million CaixaBank loan, €3.5 million partner equity and the ACHM management contract. It assigns ACHM employment-policy, pricing, administration, purchasing, bank-account, advertising, accounting, risk and permit functions and a 0.25% gross-revenue management fee.
What Fernando's profile adds
Fernando Aguiar Acosta's public profile reports 2025 legal-advisory work for Belagua 2013 and ACHM, between RIC Private Equity in 2024 and Colliers Debt Advisory in 2026. That is a documented organisational overlap with entities tied to this hotel—not proof that he worked on AC Hotel Tenerife or knew its files.

| Reported period | Public-profile placement | What it establishes | Limit |
|---|---|---|---|
| May–July 2023 | “Grupo Acosta Matos” | Corporate-law internship under that public-profile label. | Exact employing legal person and family relationship are unresolved. |
| June–July 2024 | RIC Private Equity^ | Reported investment-structuring and portfolio exposure. | No Sun Park, AC Tenerife or specific-project assignment is shown. |
| June–August 2025 | Belagua 2013, S.A.^ / ACHM Spain Management, S.L.^ | Reported corporate/commercial legal-advisory work related to hotel operations and management. | The profile does not name AC Hotel Tenerife or prove project-specific knowledge. |
| Summer 2026 | Colliers International Spain, S.L.^ | Reported Debt Advisory role; financial media independently corroborates unrelated hotel-finance team participation. | No Meridian or Sun Park exposure is shown. |
Classification: proposed fact witness / records-custodian interview candidate, not an adverse actor. The 2025 ACHM/Belagua role creates a concrete interview and preservation question because those organisations are documented in the AC Hotel Tenerife architecture. It does not prove that he worked on that hotel. The dashed amber edge records a lead to verify, not a family fact. Ask only about his own duties, supervisors, assignments, systems access, project exposure, preservation and the accuracy of the proposed family relationship. No family status, legacy-record access, project knowledge, transfer, coordination, economic crime, wrongdoing or liability is attributed.

Separate, bounded witness lane: Laura Aguiar Acosta^
Classification and scope: proposed fact / records-custody witness, not an adverse actor. Questions are limited to her own recruitment, supervisors, duties, assignments, systems and records, internal-expense controls, legal-department interactions, work concerning MYND Yaiza and Radisson Blu Lanzarote, any exposure to RICPE-funded project records, and the accuracy of the alleged sibling relationship. The asset-financing chain does not establish employment by RICPE, historical Sun Park or Meridian knowledge, IREA/Colliers contact, information transfer, coordination, economic crime, wrongdoing or liability.

Preserve and produce the 2014 Meridian engagement, team and data-room indices; asset schedule; conflict and information-barrier records; September 2017 matter-opening, review, workpapers and proposed engagement; lender log; fee/invoice/closure file; and the 2018 migration, retention, legal-hold and current custody records. Non-production is not an admission and does not reverse any burden.
Where this evidence belongs
Use it
- To preserve records and identify fact/custody witnesses.
- To test asset-level Meridian review and 2017 information flows.
- To keep adviser continuity visible beside the holder and legal-adviser lanes.
- To ask Laura only about her own Canarian work and any records concerning the two named RICPE-financed assets.
Do not use it
- To call IREA or Colliers the lender or credit holder.
- To assert that Sun Park was in Meridian without the asset schedule.
- To publish either alleged family relationship as fact.
- To call Laura a RICPE employee or infer IREA/Colliers/Meridian knowledge, shared intent, economic crime or liability.
Proof boundary and right of reply
This is a documentary reconstruction, not a verdict. It does not establish LPB's inclusion in Meridian, IREA/Colliers representation of PH122, a completed 2017 financing mandate, misuse of information, either alleged family relationship, Laura's direct RICPE employment, either witness's Meridian or legacy-record knowledge, personal work on AC Hotel Tenerife, coordination, criminal purpose or liability. Corrective, exculpatory and scope-narrowing primary records are expressly invited.
