Updated 12 September 2026: relationships, current disclosures and Portfolio remedies
This page separates the direct source from the documentary bridges around it. It does not convert professional association into proof of coordination.
Editorial and evidential boundary. The public source establishes Eduardo Sánchez’s statement. Separate records address the RICPE–Sun Park project chronology and Francisco de Borja Rodríguez-Batllori Laffitte’s insolvency-administrator and professional roles. Taken together, they justify a finite request for traceability. They do not by themselves establish coordination, transfer or misuse of insolvency information, unlawfulness or liability.
Last evidence review: 19 August 2026.
Speaker: Eduardo Sánchez, San Telmo partner.
“bueno, nosotros en el despacho… en esa primera inversión… metimos unos cuantos clientes”Working English translation: “well, we at the firm… in that first investment… brought in several clients.”
Programme: “Enrique Guerra, en #UnCaféenSanTelmo”, San Telmo Abogados y Economistas, 30 November 2021.
Statement: 08:08–08:12. Context reviewed: 07:57–08:27. Transcript: pages 29–30 of 85.
| ID | Proposition | Present support | What it does not prove |
|---|---|---|---|
| S1 | Eduardo Sánchez made the quoted statement. | Public video, timestamp and preserved transcript. | That every client mentioned entered Sun Park. |
| S2 | “That first investment” is connected to the RICPE project chronology associated with Sun Park. | Separately cited brochure, webinar, certificate and project chronology. | That the four-second quotation alone identifies Sun Park or establishes complete title. |
| S3 | Francisco de Borja Rodríguez-Batllori Laffitte served as insolvency administrator in Concurso 36/2012 concerning LPB. | Separate procedural and professional records. | Shared files, knowledge or coordination with Eduardo Sánchez. |
| S4 | The two professional roles are historically linked to the San Telmo perimeter during relevant periods. | Date-sensitive professional records, treated separately. | That institutional association equals a conflict, information transfer or breach. |
Same hotel complex and connected project perimeter—not one undivided legal asset. LPB was the debtor in Concurso 36/2012; the whole Sun Park complex was not automatically the insolvency estate. The shorthand does not erase Matkator or third-party title and does not assert that every unit formed part of LPB’s estate.

Which controls kept matters, information, access and professional duties separate—and what contemporaneous records demonstrate that?
This is a request for traceability, not unrestricted disclosure of client identities or privileged communications. Process, date, scope, responsibility, custody and verification can often be demonstrated through redaction, certification or independent review.
San Telmo, RIC Private Equity, the professionals named and any materially affected party are invited to provide source-backed correction, context or records. Any material and verifiable correction will be incorporated with equivalent visibility. Silence is not treated as proof.
12 SEPT 2026 · ORION / RICPE / PROFESSIONAL RELATIONSHIPS
Portfolio compliance: engagement and conflict review. The client-introduction statement belongs to Eduardo Sánchez Iglesias. Any specific client allocation to Sun Park, Borja’s participation or knowledge, and a direct Borja–Guerra relationship require their own sources. RSM’s 2024 integration announcement names Eduardo, Javier Rodríguez-Batllori Laffitte and Javier de Bethencourt Gallego; Javier and Francisco de Borja are distinct people. Request the historical professional/shareholding records, referrals, remuneration, conflict checks and present file custodians. Integration does not establish retrospective RSM liability. All relevant Cajasiete engagements should be identified or expressly left unproved.

Evidence boundary: relationships require investigation; they do not establish collective knowledge, conflict breach or guilt. Documented replies and corrections are welcome through the contact route.
CNMV identifies Grant Thornton, S.L.P.U. for Portfolio’s 2024 and 2025 audits, and BDO Auditores, S.L.P. for 2023. Ask for the exact firm, audit partner/team, other services, independence assessment and actual information received. Its separate Cuyás/Borja connections must be tested through dated roles and file access; a common network name does not establish that the Portfolio audit team knew Sun Park or approved a disputed transaction.
All relevant Cajasiete engagements belong in the professional review: PwC, RSM, Grant Thornton and the relevant predecessor/local firms should be mapped by exact client and legal entity, period, asset, service, fees/referrals, conflict checks, consent/barriers and actual notice. No unlocated engagement is presumed. Portfolio should explain how any relationship affects the independence of its own review.
Read the open letter to Portfolio’s board and compliance, the verified director/shareholder and international-nexus review, and the expanded alternative disclosure memorandum. The dated comparison separates existing disclosures, the 2020–2021 title/diligence tension, San Telmo client introductions, attributed criminal allegations, financing and unresolved proof.
